L&Q

What's the future for Sydenham Hill Estate? How will our homes look two years from now?
I went to have a look at Lewisham Park Estate, a project recently completed by L&Q, and was surprised and impressed with what had been done.

"The stock transfer really is a once in a lifetime opportunity for Sydenham Hill Estate, it's the best thing that could have happened"
(Stephen Couzens: Operations Development Officer for Lewisham Council)

So what is the future for Sydenham Hill Estate? A picture tells a thousand words! Have a gander...
(A big thank you to Grant and Nicola from L&Q for taking time out of their busy day to show me round with Steve)

Malling House (Lewisham Park)
Communal entrance

Kemsly House/communal grounds, landscaping

Kemsly House

Cleaning log of communal areas!

A typically clean and nicely decorated communal area with TRA notice board

A clean, modern lift with no stale urine smell

Communal garages, all well kept. Spot the 'Green' grass covering on the top of the garages, very trendy!

Sensible, organised parking

...They even have secure communal parking, new lights, fences and garage doors, all repainted etc

London and Quadrant are the management agency about to take over in Sydenham Hill Estate (and beyond).

What does this mean for residents?

When L&Q take over (around Sept/Oct 2010) they will have up to £35 million to be spent on environmental improvements.

Within the first 100 day plan, L&Q will carry out a basic tidy-up of the estate: cleaning and removing grafitti, cutting back overgrowing trees etc. After that their work will be to complete all Decent Homes projects where tenants will see nice new facilities being installed (e.g. kitchens, bathrooms).
Then, more advanced work can be be carried out on the exteriors: major repairs, repainting, landscaping, roads, parking etc.
L&Q will be working to provide everything outlined in their offer document. If you would like a pdf copy of the offer document, please email me (the document is too big for Google Docs so I can't put a link here, unfortunately):

What will the residents see?
The estate will look cleaner and safer
Repairs will be carried out faster and to a higher standard
We will have regular (weekly) visits from our Neighbourhood Services Offices (NSO's)
Required works can be logged by NSO's, meaning residents will not always have to officially report jobs that need doing
The standard of cleaning will be consistently high
Anti social behaviour will be tackled promptly and effectively
